Kanzen for Life: New community hub has been granted planning permission

A major step forward has been taken for the Kanzen for Life Centre, a new community hub planned for Clepington Road in Stobswell.


Planning permission for the project has officially been granted by Dundee City Council.


The new centre will transform over 500 square metres of warehouse space into a welcoming hub focused on health, wellbeing, activity, learning and development.


It will serve the people of Stobswell West, an area recognised as being among the most deprived in Scotland.


Roy O’Kane, Charity Chief Officer of Kanzen for Life, said:


“This is the green light we’ve been working towards and we welcome the news that planning permission has been granted. This is about so much more just about opening a building. It’s about building better lives and empowering communities. The centre will be a place to bring people together to connect in the heart of the community and a project which the city can be proud of.”

With planning now approved, the project moves into its next phase: raising funds and developing the site.


The full cost is expected to be over £1 million, with plans to create 10 new jobs and significantly increase the charity’s ability to support people across Dundee.


“We’ve already received some backing, but we’re continuing to invite funders and supporters to help us bring this vision to life. With ongoing investment, we can create a centre that offers opportunity, connection and hope to those who need it most. This will make a real difference to hundreds of people every week.”

The charity has secured a 20-year lease, ensuring long-term stability, and is working with award-winning local architects Jon Frulanni Architects on the design. Work will now begin on redeveloping the site.


Once open, the Kanzen for Life Centre will focus on tackling key issues in the community, such as mental health, poverty, inactivity, and social isolation.


Around 30% of adults in Stobswell are currently prescribed medication for mental health conditions — something the new centre aims to help address.


Services planned include physical activity programmes, mental health support, mentoring and employability projects, and space for use by other charities and social enterprises.


So far, the project has gained support from a growing network of backers, including Joe FitzPatrick MSP, Shona Robison MSP, Michael Marra MSP, Chris Law MP, the Stobswell Forum, and over 30 community organisations and partners.
